Hollywood Hills Info
The Hollywood Hills are divided by the Cahuenga Pass (101 Freeway), forming two main neighborhood areas: Hollywood Hills East and Hollywood Hills West.
Hollywood Hills East
Hollywood Hills East runs from the freeway to Griffith Park. Within the neighborhood you will the smaller enclaves of Beachwood Canyon (a.k.a. Hollywoodland), Bronson Canyon, Hollywood Dell, Lake Hollywood Estates and Franklin Village. The northern border touches Universal City and southern border abuts Downtown Hollywood. All parts of the neighborhood sit below the iconic Hollywood Sign.
Home prices in Hollywood Hills East are pricey compared to the rest of Los Angeles. Here you will find luxury homes and mansions perched on the slopes of the Santa Monica Mountains, all with canyon or city views. Stilted homes jut out over the hillsides, many with large decks that perfect for nighttime stargazing and sweeping views of the basin below.
Architectural styles range widely, from English Tudor, French Normandy, Spanish, Mediterranean and mid-century modern. There are even a few Storybook Homes that look like live action set pieces from Hansel & Gretel.
Vegetation in the hills is lush with many planted trees that provide much-needed shade in the summer. Sycamore, palm and eucalyptus trees are common. Bougainvillea and bird of paradise flowers adorn many outdoor spaces. Expect to find many well-manicured yards. Earth-friendly landscaping is becoming more popular as folks become more eco-conscious and drought cycles more frequent.
Hollywood Hills West
The iconic Hollywood Hills West neighborhood rests on the southern slopes of the Santa Monica Mountains, right above Downtown Hollywood, West Hollywood and the Sunset Strip. The area is divided by the 101 Freeway (Cahuenga Pass), forming the Hollywood Hills West neighborhood and, just across the freeway, sits it’s cousin, Hollywood Hills East.
Iconic homes rise above the L.A. Basin with either canyon or city views. The neighborhood vibe is eclectic and architectural styles vary widely, from Spanish, Tudor, Modern, French Normandy, Mediterranean and smaller California Bungalows. While not every house is a luxury home or mansion, they make up the majority of homes for sale.
The hills are lush with trees and homes sport well-manicured yards. Drought-resistant landscaping is becoming more common as periodic concerns about water usage becomes more frequent. The hedges and vegetation provide shade, beauty and privacy.
The streets in the Hollywood Hills tend to be narrow, winding their way in and out of the smaller enclaves like Laurel Canyon, Outpost Estates, and The Bird Streets.
